We have a friend who is in the hospital, he almost died. we have known him for 30 years. he has a long standing feud with his family, especially his sister. he gave us a key to his home many months ago before he got sick. ever since he got sick his sister has been asking, no demanding the key to his house so she can “clean it out” and condemn it. our frind has told us not to give her the key or let her in the house. today he signed a paper to that effect and we had it witnessed by a neutral 3rd party. his family is not on the title to his home nor do they live there. is there anything else we can or should be doing to protect our friends home and belongings until he is able to be discharged?

I need to know what the “paper” says. He needs to give you “power of attorney.” This establishes that you have the authority to act for him.
If there is any issue about his competence to sign a power of attorney, you could start a legal proceeding to have yourself appointed his conservator, but this is extreme.
There are many different forms for a power of attorney. You could get a form at an office supply store or from your bank, but it would be best to consult with an attorney. That way you can also make sure your friend has an estate plan (a will and/or a trust) that will ensure this problem does not become huge when he passes away! That can be a real mess if your friend does not take steps to avoid it.
No one can possibly advise you regarding the protection your friend has as a result of the “paper” without knowing what the paper says.
